Here is everything you who own or rent a house or apartment need to know about the moving process, from the time we contact you for purchase until you move into your new home.

The process

We understand that you may have a lot of questions about the urban transformation and how it will affect you. We will do our best to answer your questions about timing, possible relocation options and how the relocation itself will be carried out. To guide and assist you with questions and concerns, you will be in contact with one of our urban transformation specialists throughout the process.

For those who rent or own a home

​Here is a brief timeline of the process for those of you who rent or own a home affected by the social transformation.

Information meeting

Well in advance before the urban transformation affects your property, LKAB will contact you to inform you about the expected timeframe and answer your questions.

Mapping and assessment

Your current home is valued or documented, regardless of whether you own or rent. For owners, a market valuation is done, for tenants, the housing situation is evaluated.

Compensation or offer

You will receive an offer based on your housing situation – Tenants: New rental and relocation compensation (possibly rent escalation for new construction). Homeowners/residential property holders: Financial compensation or new housing.

Choice of compensation

If you choose a replacement house, you will work with LKAB to select the house model and plot. If you choose monetary compensation, a purchase agreement will be signed with LKAB.

Decisions and agreements

You choose which option suits you best and sign an agreement with LKAB (or in some cases with your landlord).

Moving and handover

You move to your new accommodation according to the agreed plan. LKAB will then take over your previous accommodation.

Compensation principles

For those who own a condominium

You own your property together

As the owner of a condominium, you are a member of a tenant-owned property association. As such, it is the association that owns the property and you, as a member, own a share of the association and the right to use your tenant-owned property.

LKAB will purchase the tenant-owned property association’s property for the total value of the residential properties in the association. Each individual residential property must be assessed before LKAB can purchase the entire property and before an agreement can be signed.

LKAB therefore wants to engage in a dialogue with both you as a tenant-owned property owner and with the tenant-owned property association, which is represented by the board.

LKAB has, in collaboration with external experts, developed a special model for purchasing tenant-owned property associations.

LKAB's offer is based on two principles:

• Monetary base amount based on market value (average price per square meter) plus 25%.
• Individual assessment of the condition and standard of your current tenant-owned property.

This means that LKAB’s offer gives you the opportunity to invest in another home. In addition, you can either

• buy a newly produced tenant-owned property built under LKAB’s management at the same average price per square meter that you have been redeemed for, or
• have priority for a rental property within LKAB Fastigheter’s newly produced apartments.

Priority for a new condiminium or rental property

LKAB’s offer gives you the opportunity to invest in another home. You will receive an offer to buy a newly produced condominium built under LKAB’s management at the same price per square meter that you have been redeemed for. You can also choose to have priority for a newly produced rental property in LKAB Fastigheter’s housing queue.

For newly produced condominiums

The price per square meter applies up to the corresponding number of square meters as the redeemed condominium apartment. You will be able to express your interest in the condominiums that you are interested in.

The opportunity to have priority for a new condominium applies to you who have had your condominium redeemed by LKAB after June 2022.

For newly produced rental properties

You can also choose to have priority in the housing queue for a newly produced rental property.

You apply for a rental property on your own by choosing from available homes on LKAB Fastigheter’s website. Your existing queue points will not be used up if you accept this offer.

The opportunity to get priority for a newly produced rental right applies to you who have not yet been redeemed.

Rent ladders are not offered with this choice. You have been compensated with a monetary base amount based on market value plus 25%.

For those who own a house

You can choose between:

• Property compensation

• Property compensation with the option to choose a smaller house and monetary compensation that compensates for the difference in area.

• A sum of money that corresponds to the market value plus 25 percent.

• A sum of money that corresponds to the market value plus 25 percent and priority to a newly produced rental property in LKAB Fastigheter’s housing stock.

Choosing a replacement property

You will be offered a new property as a replacement for your original property.

Location of the house

LKAB owns land within the urban area that is not affected by the mining. We are also now working intensively with Kiruna Municipality to create the conditions for purchasing more buildable land for new, attractive residential areas.

Once you have agreed with LKAB on the replacement property and its location, a property exchange agreement will be signed. This means that LKAB will have access to the land where your current house stands, and you will have access to the land where the new house will be located.

Choosing a smaller replacement house and monetary compensation

If you choose to move to a house that is smaller than the one you have today, you will also receive a sum of money for the difference in size reduction.

The difference is calculated based on the market price and size of the house. The market price is based on the valuation made by an independent, authorized valuer. The number of square meters you give up is then multiplied by the square meter price plus 25%, which is the difference you receive in money.

Choosing money and an apartment

If you choose to move to an apartment, you will receive a sum of money that corresponds to the market value of your house plus 25 percent. You can then choose to also have priority for a newly produced rental property.

Newly produced rental property

You will have priority for newly produced rental properties under LKAB Fastigheter’s management that are located in Kiruna’s development areas. You apply on your own by choosing from available rental properties on LKAB Fastigheter’s website (In Swedish).

Timelines for purchasing and moving

Changes are happening quickly. Several projects in our communities have already been completed, some are still ongoing and some are in the planning stages. Some buildings will be moved and others will be dismantled. New construction is underway in many places.
