Here is information for you as an owner of an apartment building about the compensation and relocation process. We will do our best to provide you with the support you need to ease the transition.
We understand that you may have a lot of questions about the urban transformation and how it will affect you. We will do our best to answer your questions about timing, possible relocation options and how the relocation itself will be carried out. To guide and assist you with questions and concerns, you will be in contact with one of our urban transformation specialists throughout the process.
Here is a brief timeline for those of you who own an apartment building and are affected by the urban transformation:
Well in advance before the urban transformation affects your property, LKAB will contact you to inform you about the expected timeframe and answer your questions.
An independent, certified property appraiser will conduct a market valuation of your apartment building. At the same time, you will make a technical assessment of the building’s condition and standard together with LKAB’s representatives. Apartments and premises are scored separately to determine the standard of the apartment building.
Based on the valuation and technical assessment, LKAB offers you two alternatives: A replacement apartment building corresponding to the one you have today, adapted to your business and to the extent possible with the same number of apartments and premises, or monetary compensation corresponding to the property’s market value plus 25 percent.
You choose the option that suits you best. When choosing a replacement apartment building, you work with LKAB to find a solution that meets your needs, including the choice of location and any additional orders. The necessary agreements are then signed with LKAB.
If you have chosen a replacement apartment building, LKAB is responsible for the construction according to the agreement. When the new apartment building is complete, you move in and hand over your previous property to LKAB, which then takes over responsibility for the old building.
Changes are happening quickly. Several projects in our communities have already been completed, some are still ongoing and some are in the planning stages. Some buildings will be moved and others will be dismantled. New construction is underway in many places.
