For those affected
Here is information about compensation for companies, authorities and organisations that need to move due to the urban transformation.
We understand that you may have a lot of questions about the urban transformation and how it will affect you. We will do our best to answer your questions about timing, possible relocation options and how the relocation itself will be carried out. To guide and assist you with questions and concerns, you will be in contact with one of our urban transformation specialists throughout the process.
Here is a brief timeline for entrepreneurs, authorities and organizations affected by the urban transformation:
Well in advance before the urban transformation affects your property, LKAB will contact you to inform you about the expected timeframe and answer your questions.
An independent party conducts a financial analysis of your business before and after the move to assess any loss of profit.
Depending on your situation, LKAB offers: For tenants: New premises with a rent escalation over a five-year period if the new rent is higher, as well as coverage of relocation costs and any loss of profit in connection with the move. For property owners: A replacement building equivalent to the existing one or monetary compensation based on the property’s market value plus 25 percent.
After receiving the compensation offer, you decide which option suits you best. A list of actions and a timetable are then drawn up, tailored to your business’s specific needs.
LKAB hires a moving company to assist with dismantling and reassembling existing furnishings, moving alarms and communication equipment, transporting, unpacking and cleaning, and disposing of materials that cannot be reused. Assistance is also offered with communication regarding the company’s move to a new address and consultation regarding the design of the new premises.
Changes are happening quickly. Several projects in our communities have already been completed, some are still ongoing and some are in the planning stages. Some buildings will be moved and others will be dismantled. New construction is underway in many places. Here you can stay up to date with what's happening and find out if you are affected and need to move.
